Construction has started on Aurora Sea Resort in Ii, north of Oulu. The new year-round resort on the Bothnian Bay will welcome its first guests from Christmas 2026, adding a different kind of Arctic stay to northern Finland.
Finland's Arctic accommodation landscape is expanding beyond the best-known destinations in Lapland.
Construction is now underway on Aurora Sea Resort in Kuivaniemi, part of the municipality of Ii on the coast of the Bothnian Bay.
The first phase will introduce 15 private villas overlooking the sea. The existing Merihelmi building will also be renovated to become the resort's main building.
The first guests are expected to arrive in December 2026.
An Arctic experience shaped by the sea
Aurora Sea Resort is being developed as a year-round destination combining accommodation, dining, sauna, activities and local hospitality.
What makes the project particularly interesting is its setting.
While many international winter programmes in northern Finland centre on Lapland's fell destinations, this resort puts the Arctic coastline and the Bothnian Bay at the heart of the experience.
That creates a different setting for a northern winter stay, with the sea rather than a ski resort or fell landscape defining the destination.
New possibilities around Oulu and northern Finland
For tour operators, location could become one of the resort's main advantages.
Ii lies north of Oulu, opening possibilities for programmes built around the city and Finland's northern coastline. The resort could eventually work as a standalone stay or as one element of a wider northern Finland itinerary.
With just 15 private sea-view villas planned for the first phase, the initial development is relatively small in scale.
The planned opening in December 2026 also means the new product could become relevant for winter programmes relatively soon.
Arctic Finland beyond the established Lapland hubs
The development reflects a broader opportunity for Finnish tourism: Arctic winter travel does not necessarily have to be concentrated entirely in the best-known Lapland destinations.
Finland's Bothnian Bay coast offers a different northern landscape and creates potential for new combinations involving Oulu, the coast and destinations further north.
For tour operators looking to diversify their Finland portfolio, the project is therefore one worth following as it approaches its first winter season.
